allrentals.com.au is a listing service to enable you, the private property investor, to advertise your rental property on Australia's most popular property websites. As such we do not perform Open House Inspections, accept tenant applications, perform tenant checks nor do we collect rent on your behalf. These functions are for you to carry out. Various state laws require any one who advertises a property on behalf of some one else to hold a valid Real Estate Agents License. Louis Martin, the sole proprietor of SeaScapeRE is currently licensed in New South Wales, Queensland, South Australia, Victoria and Western Australia and as such can advertise any property, with your consent, that is located in these states, it does not matter where you live, only where your rental property is located. Those laws also require the owner of the property being advertised to duly authorise the agent to actually advertise that particular property. As these are state laws, there are different forms to be completed. The laws that relate to those authorisations have not taken into account the prolific use of websites to advertise property. The fact of the matter is that the largest property website in Australia, realestate.com.au will not deal with private property owners, only licensed agents who subscribe to their service. The laws have not caught up with this development in technology. The lawmakers expect private owners to only use the print media to advertise their properties. They do not understand the exclusiveness of the REA Group product and have not accepted that they are legitimate businesses that are not interested in managing properties, just advertising them. They also seem to think that every business is out to rip off the consumer, that is you. My business will never rip you off, if you think you have been hard done by, please call me on 0416 186 500. By agreeing to these Terms and Conditions you are granting Louis Martin, Trading as SeaScapeRE, allrentals.com.au is the website of SeaScapeRE, non exclusive permission to advertise your rental property. That non exclusive permission means you can advertise where ever else you like and you are open to appoint a local area real estate agent or property manager to manage your property when ever you like. If you do decide to do this, you will not be entitled to a refund of any monies you have paid us and you are still have to pay us if you haven't already done so. You must pay us as we will have carried out the work you have asked us to do by submitting the form that you filled out. Once your property is rented out you can withdraw the listing from within your account. It is not OK to keep advertising a property that is not available for rent. If it is let, you must stop advertising it. If you don't and we find out about it we will be unhappy and we will withdraw your ad, but we will not take any further action, there is no point, but we will still be unhappy, it is not nice business practise on your part to advertise something that is not available, in fact it is misleading conduct and we do not like being a party to that.
